
Unscrupulous builders who are not approved by the Home Building Compensation Fund may attempt to build beyond their $20,000 limit by asking you to offer yourself as the owner-builder for a project. Be aware that if you agree to this, your builder will be under no legal obligation to remedy any bad workmanship that becomes evident in the work. In some instances, this could run into the tens of thousands of dollars. If you offer yourself as owner-builder, you offer to accept all legal responsibility that the builder would otherwise accept.
If you are confronted by a builder who is asking you to become owner-builder for your project, ask yourself why has this builder not been approved to undertake projects over $20,000?
Another pitch by ineligible builders is that saving on the building insurance fee is worth waving your right to warranty from a builder. Or worse than that, they won't mention the trap that they are walking you into. Building insurance is great value when you consider that it will force a builder to remedy any faulty workmanship which could run into the tens of thousands of dollars.
